How to choose the right bank for your mortgage

With more than 20 banks lending on UAE property, the “best” bank is rarely the same for two buyers. The headline rate is only part of the picture — the follow-on (reversion) rate after your fixed period, the processing and valuation fees, salary-transfer requirements, and how each bank treats your employer, income type and property all move the real cost. That’s why comparing across banks matters more than chasing one advertised number.

What differs from bank to bank

  • Fixed rate & period — from around 3.75% currently, fixed for 1–5 years. Shorter fixes are cheaper but revert sooner.
  • Follow-on rate — after the fixed period, your rate becomes a margin over EIBOR (typically 1.5–2.5%). This margin varies widely and matters over the life of the loan.
  • Salary transfer — most banks price lower if you move your salary to them; a few offer competitive non-salary-transfer rates for the self-employed.
  • Fees — processing (0–1%), valuation (AED 2,625–3,150) and pre-approval fees differ by bank; some run fee-waiver campaigns.
  • Eligibility appetite — each bank has its own view on employer lists, minimum salary, industry and property type. The bank that declines one profile is often exactly who another is looking for.
