What the monthly figure includes — and what it does not
- Included: principal and rate on the loan, spread evenly across the term you choose.
- Not included: life cover and property insurance, which most UAE banks require and which add a modest amount on top each month.
- Not included: the one-off costs of buying — DLD transfer at 4%, agency around 2%, mortgage registration at 0.25% of the loan plus AED 290, trustee office fees, and HSBC UAE’s valuation fee of about AED 2,625.
- Not included: what happens once the fixed period ends. That reversion rate is where a cheap-looking mortgage often stops being cheap — ask us before you sign.
What HSBC UAE will need to lend you this
- Deposit: 20% on a first home up to AED 5M for expat residents, 30% above that, 15% for UAE nationals, and 40% on a second or investment property.
- Debt burden ratio: current CBUAE guidance describes 50% for expatriates and up to 60% for UAE nationals. Many lenders model card commitments from total limits, even at a zero balance, but treatment varies.
- Term: up to 25 years, subject to age limits at maturity.
