What the monthly figure includes — and what it does not

  • Included: principal and rate on the loan, spread evenly across the term you choose.
  • Not included: life cover and property insurance, which most UAE banks require and which add a modest amount on top each month.
  • Not included: the one-off costs of buying — DLD transfer at 4%, agency around 2%, mortgage registration at 0.25% of the loan plus AED 290, trustee office fees, and RAKBANK’s valuation fee of about AED 3,150.
  • Not included: what happens once the fixed period ends. That reversion rate is where a cheap-looking mortgage often stops being cheap — ask us before you sign.

What RAKBANK will need to lend you this
