Everyone searching this wants the same thing: someone who will not quietly cost them money. So rather than declare ourselves the answer, here is what actually separates a good mortgage broker from an expensive one in the UAE — and how to check any firm against it, including this one.

Almost every "best broker" list ranks firms on office photos and years in business. Neither affects your monthly payment. These four do.
1. Who pays them
In the UAE the lender pays the broker a commission when your mortgage completes. That means a broker can be genuinely free to you and still be paid well. Some brokers charge a client fee on top, commonly 0.3% to 1% of the loan — on AED 2,000,000 that is AED 6,000 to AED 20,000. Ask which model you are in before you hand over documents, and if there is a client fee, ask what it buys that the bank's commission does not.

2. Whether they compare the whole market — or a favourite
This is the one that costs the most and is hardest to see. A broker paid by the lender has an obvious incentive to place your file where the commission is best, not where your rate is best. The spread between the cheapest and dearest UAE lender is routinely more than a percentage point, which on a typical Dubai purchase is tens of thousands of dirhams over the term.
The test is simple: ask to see the comparison, in writing, with the banks that were rejected and why. A broker genuinely working the market will have that to hand.
3. Whether they will commit anything to writing
Verbal rate quotes are worth nothing. Rates, fees, and eligibility criteria move constantly — we track the circulars, and in a normal quarter several UAE banks change pricing or tighten criteria without any public announcement. Ask for the quote, the fees and the assumptions in a document you can re-read after the call.
4. Whether they are honest about your file's weak points
A broker who tells you everything is fine is not necessarily on your side. Self-employed income, a short UAE credit history, commission-heavy earnings, a non-resident purchase — each of these gets declined at one lender and approved at another. You want the broker who names the problem early and tells you which lenders tolerate it.

- Do I pay you anything, and if so how much and when?
- Which lenders are you on panel with, and are you tied to any of them?
- Can you show me the comparison, including the banks you ruled out?
- What in my file is likely to be a problem, and which lenders mind least?
- Will you put the rate, the fees and the assumptions in writing?
How to check a broker is legitimate
Before you send anyone your passport, salary certificate and bank statements:
- Ask for the trade licence and check that mortgage or finance brokerage is actually listed on it — not just "consultancy".
- Check the company name on the licence matches the entity you are contracting with and the account any money would go to.
- Ask directly whether they are tied to any lender, and get it in writing.
- Be wary of anyone asking for an upfront fee before a lender has issued anything.

The advice does not change between emirates, but the paperwork does.
