How to use the Emirates Islamic calculator
Set the property price, your deposit, the term and the profit rate above. It opens on 3.99% — Emirates Islamic’s lowest advertised fixed profit rate in our verified circular set — so the figure you see starts from a real published number rather than a placeholder.
On an AED 1,500,000 property with 20% down over 25 years at that profit rate, the loan is AED 1,200,000 and the repayment lands around AED 6,327 a month. Change any input above to match your own case.

What the monthly figure includes — and what it does not
- Included: principal and profit rate on the loan, spread evenly across the term you choose.
- Not included: life cover and property insurance, which most UAE banks require and which add a modest amount on top each month.
- Not included: the one-off costs of buying — DLD transfer at 4%, agency around 2%, mortgage registration at 0.25% of the loan plus AED 290, trustee office fees, and Emirates Islamic’s valuation fee of about AED 3,150.
- Not included: what happens once the fixed period ends. That reversion profit rate is where a cheap-looking mortgage often stops being cheap — ask us before you sign.
What Emirates Islamic will need to lend you this
- Deposit: 20% on a first home up to AED 5M for expat residents, 30% above that, 15% for UAE nationals, and 40% on a second or investment property.
- Debt burden ratio: all your monthly instalments together must stay within 50% of income — the UAE-wide cap. Card limits count against you even at a zero balance.
- Term: up to 25 years, subject to age limits at maturity.
- Valuation: Emirates Islamic charges about AED 3,150.
