How to use the Emirates NBD calculator

Set the property price, your deposit, the term and the rate above. It opens on 3.89% — Emirates NBD’s lowest advertised fixed rate in our 21 September 2026 pricing file — so the figure you see starts from a real published number rather than a placeholder.

On an AED 1,500,000 property with 20% down over 25 years at that rate, the loan is AED 1,200,000 and the repayment lands around AED 6,261 a month. Change any input above to match your own case.

What the monthly figure includes — and what it does not

  • Included: principal and rate on the loan, spread evenly across the term you choose.
  • Not included: life cover and property insurance, which most UAE banks require and which add a modest amount on top each month.
  • Not included: the one-off costs of buying — DLD transfer at 4%, agency around 2%, mortgage registration at 0.25% of the loan plus AED 290, trustee office fees, and Emirates NBD’s valuation fee of about AED 3,150.
  • Not included: what happens once the fixed period ends. That reversion rate is where a cheap-looking mortgage often stops being cheap — ask us before you sign.

What Emirates NBD will need to lend you this

  • Deposit: 20% on a first home up to AED 5M for expat residents, 30% above that, 15% for UAE nationals, and 40% on a second or investment property.
  • Debt burden ratio: current CBUAE guidance describes 50% for expatriates and up to 60% for UAE nationals. Many lenders model card commitments from total limits, even at a zero balance, but treatment varies.
  • Term: up to 25 years, subject to age limits at maturity.
  • Valuation: Emirates NBD charges about AED 3,150.

Emirates NBD calculator FAQs

Is this the official Emirates NBD calculator?
No — it is Mortgease’s calculator, loaded with Emirates NBD’s advertised rates from our 21 September 2026 pricing file. It is here so you can compare Emirates NBD on the same basis as every other UAE bank, rather than one bank at a time.
What rate should I use?
It opens on 3.89%, the lowest advertised fixed rate we hold for Emirates NBD. Your own depends on salary transfer, LTV, property type and profile — we confirm the real number with Emirates NBD for you, free.
How accurate is the monthly figure?
The maths is exact for the inputs you set. What it cannot know is your insurance loading or any fee Emirates NBD applies to your specific case, so treat it as a close estimate rather than an offer.
Is Emirates NBD the cheapest option for me?
Possibly, possibly not — that is the point of using a broker. We review Emirates NBD alongside relevant routes within our 14-bank coverage; final pricing and eligibility are lender-controlled. Mortg Ease charges no client brokerage fee; bank and third-party charges can still apply.
