Emirates NBD reprices home loans from 7 October 2026: 4.19% two-year fixed with salary transfer on its standard rows
Emirates NBD has issued new home-loan pricing for applications logged from 7 October 2026. Outside the separate Abu Dhabi rows, salary-transfer pricing starts at 4.19% fixed for two years, and the standard fixed rates revert to 1-month EIBOR + 1.99% after the fixed period.

Self-employed customers need to be tagged to the Priority Banking segment before the application is logged to receive the 4.99% rate. The pricing also lists separate Abu Dhabi (AUH) rows, from 3.99% two-year fixed with salary transfer (4.59% without; 3-year 4.09% and 4.59%) and with no processing or valuation fee; we confirm whether they apply to your case.

Self-employed borrowers who take a 10-year loan term can fix at 4.69% for two years or 4.89% for three, reverting to 1-month EIBOR + 1.69%. The term cannot be extended later, and this pricing does not apply to loans against property, rental-income cases, or land and building finance.
Fully variable loans are priced at 1-month or 3-month EIBOR + 1.49% for salaried borrowers and + 1.59% for self-employed borrowers, with no processing fee.
Fees
- Processing fee on the fixed-rate products: 0.25% with salary transfer, 0.50% otherwise (the Abu Dhabi rows carry no processing fee).
- Nil processing fee on a pure buyout; 1% on cash-out, equity release and top-up amounts, whatever the customer profile, though the loan-against-property rows list 0.25% (salary transfer) or 0.50%; we confirm which applies. There is no early-settlement fee on a top-up.
- Valuation: AED 3,150 including VAT for completed and off-plan property; AED 21,000 for self-construction; land and building finance as per quotation; none on the Abu Dhabi rows. First-time buyers’ valuation fees are refundable under the bank’s refund process; no refund is made unless the buyer is registered on the DET portal.
- Re-addressing an existing valuation report from a panel valuer costs AED 1,500 + VAT.
Other changes
- Pricing linked to new-to-bank customers is discontinued.
- Rental-income pricing is discontinued.
- A salary transfer letter in the bank’s format is not required if salary credits appear in the Emirates NBD repayment account for the past 12 consecutive months, but the final offer letter still carries the salary transfer clause. On a joint salary-transfer loan, both applicants need a salary transfer letter.
