Can the self-employed get a Arab Bank mortgage?
Yes — business owners, partners and freelancers can finance property through Arab Bank. The lender reviews licence and ownership records, company and personal statements, financial accounts and existing commitments under its current product policy. There is no universal trading-history or income-reduction rule across the UAE market, so the dated rate table below is kept separate from underwriting criteria that must be reconfirmed before submission.

Update, 11 August 2026 — from Arab Bank’s broker partner circular: the self-employed policy is now open to applicants of all nationalities, across all transaction types, effective immediately, with underwriting deliberately simplified (see below). Indicative pricing reported alongside it is 4.25% fixed for 2 years and 4.40% fixed for 3 years. If you were declined on nationality grounds before, that door has reopened — and the paperwork is materially lighter than it was.

What Arab Bank will ask for
These are Arab Bank’s own criteria, from its broker partner update of 11 August 2026 — not general market guidance.
You must clear all six of these
- Minimum 5 years in business. This is the one that catches people out — it is well above the 2–3 years several other UAE banks accept.
- Minimum monthly income AED 45,000, calculated on net profit per the audited financials — not turnover.
- Debt burden ratio capped at 40%, stricter than the 50% UAE-wide ceiling. Existing loan and card instalments eat into this fast — check yours on our DBR calculator.
- Residential property only.
- Up to 80% LTV, per normal policy guidelines.
- A company website and active online presence are mandatory. Arab Bank states this explicitly.
What you actually have to produce
- 2 years of audited financials. Income is taken on the lower of the two years, so a strong recent year will not carry a weak previous one.
- Any recognised UAE auditor is accepted — Arab Bank has no approved-auditor list.
- 6 months company bank statements and 6 months personal bank statements.
- Trade licence and company documents (MOA, share certificates).

What Arab Bank has dropped
The August 2026 update removed several of the usual obstacles:
- No VAT returns required.
- No company tax documents required.
- No turnover calculations — assessment is on net profit alone.
- No company site visit. Physical visits to business premises are no longer part of the process.
