Lowest advertised verified rate — we confirm your personal rate free.
Answer: No. UAE Central Bank rules cap residential mortgages at 85% LTV for nationals and 80% for expats (first home ≤ AED 5M), so a cash down payment is always required. Developer payment plans are the main route to buying with less cash up front.
Be wary of anything marketed as “zero down” — it usually means a personal loan layered on top of a mortgage, which breaches most banks’ rules and your debt burden ratio. The legitimate low-cash route is an off-plan purchase on a construction-linked plan, with a mortgage at handover.
