Mashreq extends mortgage pricing to 30 September 2026 — rates and qualification bands unchanged
Mashreq has extended its current mortgage pricing promotion through 30 September 2026. This is an extension, not a fresh repricing: the current premium, standard, self-employed and non-resident bands remain in place.

Who qualifies for premium pricing?
- Salaried: salary transfer of at least AED 50,000, or a loan amount of at least AED 3.5 million.
- Self-employed / low doc and non-resident: loan amount above AED 3.5 million.
- Customers outside those bands use the standard pricing grid.
Important conditions before comparing the headline rate
- Fixed-rate pre-offer and final-offer letters are valid for 30 days.
- The grid applies up to aggregate exposure of AED 15 million; higher exposure is priced case by case.
- Part-payments of up to 25% of the outstanding balance per calendar year on residential property carry no early-settlement fee under this grid.
- If rental income is higher than business or salary income, pricing increases by 1 percentage point.
- Loans below AED 1 million for salaried customers carry a 0.25 percentage-point increase across the fixed period.
The circular also confirms separate variable-from-day-one off-plan pricing and a 0.25% green-mortgage discount on the applicable margin. Those routes need a live product check before submission.
