Mashreq extends its pricing into August — rates unchanged, AED 1,050 pre-approval fee waiver now runs to 31 August (3 August 2026)

Mashreq has extended its existing mortgage pricing and terms through August 2026. Nothing moves on rate this month: the change worth diarising is that the AED 1,050 pre-approval fee waiver now runs until 31 August 2026, having previously been due to end on 30 July.

What it means for borrowers

A month with no rate movement from one of the larger lenders is worth noting in itself. Mashreq raised standard fixed pricing by 0.24% in July and has held it since, which suggests the July repricing was the adjustment rather than the start of a run.

The practical point is the fee waiver. AED 1,050 is not the difference between a deal working and not working, but a pre-approval costs you nothing at Mashreq until the end of August, and a pre-approval is the thing that tells you your real budget before you start viewing. If you were going to get one anyway, getting it this month is free.

The premium tier remains out of reach for most buyers. AED 50,000 a month of transferred salary and a loan of at least AED 3.5 million is a narrow gate — if you do not clear both, the rate you are being quoted is the standard one, and it is worth checking what other banks will do for the same profile.
