1. About Mortgease
Mortgease is a UAE-based mortgage brokerage operating from Dubai, providing independent mortgage advisory, comparison, and pre-approval facilitation services to residents and non-residents seeking property finance in the United Arab Emirates. Mortgease works with banks and Islamic finance institutions licensed and regulated by the Central Bank of the UAE.
References to "Mortgease", "we", "our" or "us" mean the Mortgease entity providing the services. References to "you" or "your" mean any visitor, registered user, or applicant using the website or services.
2. Definitions
- Platform — the website at mortgease.ae and any related sub-domains, mobile pages, or tools we operate.
- Services — the mortgage comparison, advisory, pre-approval, and lead-routing services described in clause 3.
- Service Provider — a bank, Islamic finance house, or other lender licensed and regulated in the UAE that we route applications to.
- Personal Data — has the meaning given in our Privacy Policy and in UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data ("UAE PDPL").
- Application — an enquiry, pre-approval request, or document submission made through the Platform.
3. Our services
Mortgease offers the following services free of charge to borrowers:
- Mortgage rate comparison across our partner Service Providers.
- Eligibility checks and indicative affordability calculations.
- Mortgage pre-approval facilitation, including liaison with Service Providers on your behalf.
- Document collection, review, and submission to the Service Provider you select.
- Advisory commentary on tenor, fixed vs variable structures, refinancing, and market conditions.
What we do not do. We do not provide regulated financial advice, tax advice, legal advice, valuation services, or property investment recommendations. Our role is to help you understand the products available and to facilitate your application with the bank you choose. The bank remains the lender of record and makes the final credit decision.
4. Eligibility & account
To use our Services you must:
- Be at least 21 years of age and legally able to enter into a binding contract under UAE law.
- Provide accurate, complete, and current information when you submit an enquiry or application.
- Not impersonate any other person or misrepresent your relationship with any person or entity.
You are responsible for the accuracy of all information you submit. Misleading or fraudulent information may result in your application being rejected by the Service Provider, and may be reported to the relevant UAE authorities where required by law.
5. Your obligations
When using the Platform you agree not to:
- Use the Platform for any unlawful purpose or in any way that infringes the rights of any other person.
- Upload viruses, malicious code, or any content that interferes with the operation of the Platform.
- Attempt to gain unauthorised access to the Platform, our systems, or the systems of any Service Provider.
- Reverse-engineer, scrape, or systematically extract data from the Platform.
- Use the Platform to send unsolicited communications.
6. Fees and commissions
Our Services are free of charge to borrowers. Mortgease does not charge you any fee for advisory, comparison, or pre-approval facilitation. We are remunerated by the Service Provider via a commission paid by the bank when a mortgage is successfully completed through our channel. This commission is paid by the bank out of its own margin and does not increase the rate or fees you pay.
Third-party costs that you pay directly to the bank or to government authorities (such as bank processing fees, property valuation, mortgage registration with Dubai Land Department, life insurance, and property insurance) are not Mortgease fees and are governed by the Service Provider's and authority's own terms.
7. Service providers (banks)
The mortgage products we display and the rates we quote are sourced from our partner Service Providers. Indicative rates and product terms are provided for comparison purposes and are subject to change at the Service Provider's discretion and to the Service Provider's own underwriting and approval. Final terms, including the rate offered to you, depend on the Service Provider's assessment of your application.
Mortgease is not responsible for the underwriting decisions, processing timelines, or any post-disbursement conduct of any Service Provider. Once your application is accepted by a Service Provider, your relationship with that Service Provider is governed by their own terms and conditions.
8. Intellectual property
All content on the Platform — including text, graphics, logos, the Mortgease wordmark, layouts, software, and rate compilations — is owned by Mortgease or its licensors and protected by UAE and international intellectual property laws. You may view, print, and share Platform content for personal, non-commercial purposes only. You may not copy, reproduce, republish, or commercially exploit any Platform content without our prior written consent.
9. Disclaimers
The Platform and Services are provided on an "as is" and "as available" basis. While we take reasonable care to keep rates, calculator outputs, and editorial content accurate and current, we make no warranty that the Platform will be uninterrupted, error-free, or that any information will be complete or fit for any specific purpose.
Indicative monthly payments produced by our calculator and rate quotes shown on the Platform are estimates for illustration only. They are not offers of credit. Your actual payment, rate, and eligibility will be determined by the Service Provider after a full assessment of your application.
10. Limitation of liability
To the maximum extent permitted by UAE law, Mortgease shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or goodwill arising out of or in connection with your use of the Platform or the Services.
Nothing in these Terms limits or excludes liability for: (a) death or personal injury caused by our negligence; (b) fraud or fraudulent misrepresentation; or (c) any other liability that cannot be excluded under UAE law.
11. Termination
We may suspend or terminate your access to the Platform or any account you may hold with us at any time, with or without notice, if you breach these Terms or if we are required to do so by law or by a competent authority.
You may stop using the Platform at any time. Upon termination, the clauses that by their nature should survive — including clauses 6, 8, 9, 10, 11, 13 and 14 — will remain in force.
12. Changes to these Terms
We may update these Terms from time to time to reflect changes in our services, applicable law, or regulatory guidance. The "Last updated" date at the top of this page reflects the latest revision. Material changes will be communicated through a notice on the Platform. Your continued use of the Platform after a change becomes effective constitutes acceptance of the revised Terms.
13. Governing law & disputes
These Terms are governed by, and shall be construed in accordance with, the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates that are applicable in Dubai.
Any dispute arising out of or in connection with these Terms that cannot be resolved by good-faith discussion within 30 days shall be subject to the exclusive jurisdiction of the Courts of Dubai.

If any provision of these Terms is held to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions will remain in full force and effect.
