Aldar has announced Al Ghadeer Parks, a new community set between Abu Dhabi and Dubai. That is genuinely all that has been published so far. This page exists so that when the details do land, you are not starting from scratch.
What Aldar has said
The launch material describes a community “set between Abu Dhabi and Dubai, within easy reach of world-class attractions” — a place where “connections form naturally, shared moments bring people together and neighbours grow closer”. The line it carries is live where life connects.
That is marketing copy, and we are quoting it as such. It tells you the positioning and the location. It does not tell you what anything costs.
What has not been announced
Being straight about the gaps, because most pages about a pre-launch community are not:
- Prices, and price per square foot
- Unit types and sizes — apartments, townhouses, villas or a mix
- The payment plan, and whether anything runs post-handover
- The launch date, and the handover date
If you have seen any of those quoted elsewhere, treat them carefully. Aldar publishes them at launch, and until then nobody has them.
Why the financing work starts now
An Aldar launch is not a leisurely process. The units that people want tend to go on the first day, and the buyers who move are the ones who already know what they can borrow.
Two things are worth doing before a launch, and both are free:
- Confirm your borrowing capacity. What a bank will actually lend you against your income and existing commitments — not an estimate. Our eligibility calculator gets you close in a minute, and we will confirm it properly across 14 banks.
- Get a pre-approval in hand. Valid for a set period, costs you nothing through us, and turns launch day into a decision rather than an application.
How financing an off-plan Aldar home actually works
It is not the same as buying a completed property, and the difference catches people out. During construction you pay Aldar directly under the payment plan — a bank is usually not involved at all. The mortgage typically comes in at or near handover, assessed against the property’s value at that point rather than the price you agreed years earlier.
Some banks will lend earlier, at a lower loan-to-value. Which route makes sense depends entirely on the plan Aldar publishes at launch, which is another reason to have the relationship in place before then. How handover financing works →
The community next door
Al Ghadeer is an established area, and Al Ghadeer Gardens is the Aldar community already there — townhouses and villas, launched, with published pricing. If you like the location and do not want to wait for Parks, that page has the real numbers. It is also the closest thing to a reference point for the area, though pricing will not carry across directly.
