Meraas homes nearing handover

Meraas's Central Park at City Walk page (checked 15 September 2026) says Thyme and Erin are advancing through their final stages, with handover preparations among the work planned for the coming months. If your home is in another Central Park building such as Castleton, Fern or Laurel, at Madinat Jumeirah Living, in Nad Al Sheba Gardens or in another Meraas community, the same steps generally apply. Your handover date and payment amount are the ones in Meraas's notice to you.

How a handover mortgage works

  1. Free consultation: we look at your payment plan, what is left to pay at handover and your income.
  2. Compare offers: we compare the banks on our panel for your profile and the property.
  3. Pre-approval and documents: we prepare your application and the bank's document list.
  4. Valuation: the bank values the completed home.
  5. Payment to the developer: the approved loan is normally paid to Meraas at handover.
  6. Registration and keys: the mortgage is registered and you collect your keys.

How much can you borrow?

Central Bank rules cap a mortgage on a first home at 80% of the bank's valuation for expatriates and 85% for UAE nationals (lower above AED 5 million and for second homes), and at 50% for a property still being purchased off-plan. Which limit applies at handover depends on how the bank classifies your home, so we ask the bank to confirm it. Total monthly debt repayments are also capped at 50% of income, and banks can set lower limits than these caps, for example for non-residents. Can I get a mortgage for my Meraas handover payment?
Usually, once the home is ready for handover. The bank values the completed home, lends within Central Bank limits and normally pays the developer at handover. Approval depends on your income, the property and each bank's criteria.
When should I start?
As soon as you know your handover is approaching, ideally before the handover notice arrives, so there is time for pre-approval, valuation and paperwork before the developer's payment deadline.
Do I have to use a lender Meraas lists?
