FAB withdraws temporary LTV restrictions — standard mortgage policy reinstated
First Abu Dhabi Bank (FAB) has withdrawn the temporary policy restrictions it had introduced, with immediate effect. Standard LTV policy now applies with no restricted segments, and Northern Emirates properties return to standard eligibility — restoring higher borrowing limits and broader eligibility for affected buyers.
What’s changed
- FAB’s temporary policy restrictions are withdrawn with immediate effect (21 July 2026).
- Mortgage business: the standard LTV policy applies — no restricted segments.
- Northern Emirates properties: cases are now considered as per the standard policy and applicable eligibility criteria.
The standard framework that now applies
FAB’s circular restores its standard policy rather than publishing new figures. Under the standard UAE (Central Bank) framework, that generally means:
- Expats: up to 80% LTV on a first completed property valued at or below AED 5M (20% down); 70% above AED 5M; 60% on a second/subsequent property.
- UAE nationals: up to 85% LTV on a first property under AED 5M (15% down).
- Standard eligibility across the emirates, including the Northern Emirates, subject to FAB’s usual assessment.

What it means for borrowers
- Restricted segments are open again: buyers who fell into FAB’s temporarily-restricted categories can now be assessed under standard terms.
- Good news for Northern Emirates buyers: properties in the Northern Emirates return to standard eligibility — relevant if you were recently quoted a lower limit or declined at FAB.
