Start with the correct definition

“Indian buyer” is not one bank profile.

A UAE bank looks at legal residence, income country and currency, employment or business history, existing debts, age and the property. Nationality is only one part of the assessment.

Route A · UAE resident

Indian expat living in the UAE

You are normally assessed under UAE-resident expatriate rules. For a first completed home below AED 5 million, the Central Bank maximum can reach 80% LTV; the lender may approve less.

  • Passport, Emirates ID and residence visa
  • Salary certificate or company and income documents
  • Recent personal—and sometimes business—bank statements
  • AECB liabilities and UAE debt-burden assessment

Route B · India resident

Buyer living and funding from India

You can purchase designated Dubai freehold property, but India-side rules govern outward remittance and overseas borrowing. Do not assume that a UAE mortgage marketed to “NRIs” automatically applies to a person resident in India.

  • The current overall LRS limit is USD 250,000 per person per financial year
  • Family limits may be consolidated only where each remitter complies and is a co-owner

Can an Indian citizen get a mortgage in Dubai?

Yes. Indian citizens living and earning in the UAE are normally assessed under resident-expatriate criteria. Applicants based elsewhere may be assessed under non-resident criteria, but lender availability is narrower. A person resident in India should confirm India-side foreign borrowing rules before relying on a UAE mortgage.

Is every Indian living outside India an “NRI mortgage” customer?

No. NRI is an Indian residency concept, while UAE banks classify applicants using UAE residence status, income location and other risk criteria. An Indian living in Dubai, London and Mumbai can have three very different routes.

Can I buy Dubai property while living in India?

Foreign buyers can own property in Dubai's designated freehold areas. A resident individual in India can also use permitted LRS remittances for overseas property, subject to current FEMA, banking, tax and reporting requirements.

Can my family combine LRS limits?

RBI guidance allows family members to consolidate remittances for overseas property where every remitter complies with LRS and is a co-owner. Confirm the structure and documentation with your authorised dealer bank before signing.
